Arguably the leading celebrity face of property development, Channel 4 property guru Sarah Beeny launched Tepilo in 2009.
The site was originally designed to offer an alternative to traditional estate agents as a free ‘for sale by owner’ service. Here, you could showcase your home online with the help of tips and advice from resident property expert Beeny, and buy, sell or let property for free, keeping ‘100% control and paying 0% commission’.
But with competitors offering a more comprehensive service, and due to barriers getting Tepilo’s properties on increasingly popular sites such as Rightmove, the company changed direction. In October 2013 it announced it would be evolving into an online estate agent, merging with Essex-based estate agency Think Property, which launched in 2010 and provided some of Tepilo’s initial funding.
No doubt, the company has benefited from Beeny’s celebrity profile, and her frequent TV appearances, not to mention social media presence, has positioned Tepilo firmly in the online estate agency landscape. The company has properties for sale throughout the UK, but is particularly popular with London’s more affluent crowd.
Rumours abounded in summer 2015 that Beeny had plans to leave the company – something she strongly dismissed. “It’s part of a revolution that is changing the way we sell houses, so why would it change and why wouldn’t I want to be involved?” she said.
Indeed, just one month later the company announced its plans to double its size within six months, and responding to customer demand, as well as emerging trends within the sector, January 2016 saw Tepilo launch a ‘pay later’ option for an additional charge – something which has since evolved to allow customers to pay upfront, or later, for the same fee.
The company fell foul of bad press in May 2016 when it was accused of hiding bad reviews on its website and instead showcasing only the most favourable, but it doesn’t seem to have hurt the brand. Just six months later (and after changing its reviews portal from Trustpilot to feefo), Tepilo announced it had opened a new London headquarters after doubling turnover in the previous year.
Fees and services
Tepilo offers three levels of service: Essential (£645), Classic (£895) and Premium (£1,295).
All packages come with the following as standard:

- Account management
- Legal set up

- Professional mortgage advice
The Classic package also includes professional photography and a floor plan, while Premium, also known as ‘The Sarah Beeny Accelerator Package’ includes features designed to maximise your property’s exposure, such as:
- Premium listings on Rightmove and Zoopla
- A one-week Featured Property listing on Rightmove
- Inclusion of your property in Tepilo’s weekly buyer email
- Mention of your property on Tepilo’s social media channels
Customers wishing to pay later need to be mindful of Tepilo’s conveyancing clause. Choosing a pay later option means you commit to using one of Tepilo’s panel of conveyancers for a discounted rate. If you don’t use a recommended conveyancer, you’ll be subject to an additional charge of £360.
Tepilo sits in sixth position in our table of cheapest online estate agents (based on the Essential package), making it a mid- to higher-price choice when compared to the cheapest agent, which offers a basic price of £225, and the most expensive, which offers a basic price of £839.
However, Tepilo’s Classic Package, at £895, offers benefits similar to competitors’ offerings, which are generally cheaper.
When it comes to customer satisfaction, our reviewers put Tepilo in eighth place on our table of nine, but this nonetheless translates to an independent score of 8.3/10, equal to four stars.
